A tenant improvement (TI) is the construction work done to customize a commercial space for a specific tenant's needs. It can be as small as new paint, flooring, and lighting in an office suite, or as complete as a full buildout of a white-box retail space into a finished store.
TI work is typically paid for through a TI allowance negotiated in the lease, out of the tenant's own capital, or a mix of both. Whether you're a landlord preparing a vacant suite for a new tenant, a business moving into a leased space, or a GC managing the project on behalf of either, we're the contractor you want handling the work.
Commercial TI costs in the Inland Empire typically range from $40 to $150 per square foot depending on scope. Light cosmetic TIs (paint, flooring, minor repairs) run on the lower end. Medical, restaurant, and specialty retail TIs run higher due to plumbing, equipment, and finish requirements. We give itemized quotes so you see what drives the price.
Small office TIs usually run 3-6 weeks. Mid-size office or retail projects run 6-10 weeks. Larger or specialty TIs like medical and restaurants run 10-16+ weeks. Yes. We're a fully licensed California general contractor with general liability and workers' comp insurance, and we're bonded for commercial projects. Certificates of insurance are available upfront, and we can issue a COI with your property's specific requirements, including additional insured language and required limits.
